Terms of Service
Vendor Terms version 2026-10-31
Property managers and associations
Property managers and associations use ThreeBids at no charge. By posting a request you agree that vendors matched to it may contact you about that request, that ThreeBids may share your request details with matched vendors, and that ThreeBids keeps the quotes and award record for at least seven years to support your association's records requirements.
Vendor Terms of Service
1. Parties and acceptance
These Vendor Terms of Service (the "Terms") are an agreement between Cheddify Inc, doing business as ThreeBids ("ThreeBids", "we", "us") and the business that registers a vendor account on threebids.io (the "Vendor", "you"). You accept these Terms by creating a vendor account, by submitting a quote through ThreeBids, and by accepting an updated version when we ask you to. The person accepting represents that they are authorized to bind the Vendor.
2. Subscription
Access to jobs on ThreeBids requires a paid monthly plan. The subscription is separate from, and in addition to, the success fee described in section 3. Subscription pricing is shown at checkout and may change with notice for the next billing period.
3. Success fee
When a requester awards you a job through ThreeBids, you owe ThreeBids a success fee. How the fee is calculated and billed depends on whether the quote the requester accepted is priced as one total or per month.
One-time jobs. For a quote priced as one total, the fee is 5% of the first $50,000 of the job's price and 3% of any amount above $50,000. "Awarded Contract Value" means the total price of the quote the requester accepted on ThreeBids at the time of the award, before tax. The job's price is the Awarded Contract Value plus the amount of every approved change order, before tax. For example, the fee on a job priced at $80,000 is 5% of $50,000 ($2,500) plus 3% of $30,000 ($900), or $3,400.
The fee on a one-time job is due upon completion of the work. If neither you nor the requester reports the work complete on ThreeBids, the fee becomes due 30 days after the most recent expected completion date on record for the job, unless you updated that date on ThreeBids before it passed.
Ongoing contracts. For a quote priced per month, the fee is figured on the contract value per year (twelve times the monthly price): 5% of the first $50,000 of that yearly value and 3% of any amount above $50,000. ThreeBids charges this fee monthly, as one twelfth of the yearly fee, rounded to the cent. Each month of service is charged one month after it begins, starting from the date the work begins, for every month of the contract term. A month-to-month contract, or a contract without a fixed term, is charged every month until the contract ends.
You or the requester will report on ThreeBids when an ongoing contract ends. Every month of service that begins before the reported end date is charged in full. If the monthly price changes, that change is a change order: you agree to submit it on ThreeBids within 14 days, and the fee follows the new price, figured the same way on the new yearly value, from the first month that begins on or after the new price takes effect. A renewal, extension, renegotiation, or new contract with the same community or requester is covered by section 4.
Change orders. Any change to the price or scope of an awarded contract (a change order) must be submitted on ThreeBids within 14 days of agreeing to it, whether or not it is in writing, and is subject to the success fee. The fee on a change order is the fee on the contract value with the change order less the fee on the contract value without it, both figured under this section (for extra one-time work on an ongoing contract, the contract value is the yearly value). A change order that reduces the price reduces the fee the same way, but never below zero. On a one-time job, approved change orders are added to the fee billed on completion, and a change order approved after that fee was billed is billed on its own. On an ongoing contract, extra one-time work is billed on its own when the change order is approved. A change order is approved when the other party approves it on ThreeBids, or when ThreeBids records it from a signed change order or other written agreement between you and the requester. ThreeBids may rely on the requester's records of a change order you did not submit.
Each quote you submit shows the exact fee that would apply at your quoted price, including the monthly amount for a quote priced per month. You confirm that amount when you submit the quote, and that confirmation is recorded.
4. Introductions, renewals, and later contracts
A requester is "introduced" to you through ThreeBids when you are invited to, accept, or quote on that requester's request. The "Introduced Parties" for that request are the requester, the community association or property owner the request was posted for, every other property that requester manages, and any board member, management company, or other person who acts for that community or property.
For two years after an introduction, the success fee applies to any work you, or any business you own, control, or work through, agree to perform for an Introduced Party, whether it is arranged on or off ThreeBids. This expressly includes: (a) renewing or extending a contract you were awarded through ThreeBids; (b) renegotiating that contract, including any change order or other change to its price, scope, or term; (c) replacing it with, or signing, a new contract with the same community, property, or person; and (d) any other repeat, follow-on, or expanded work.
The fee on that work is the same percentage that applied to the first contract you were awarded through ThreeBids with that Introduced Party, or, if no contract was awarded, the percentage that would apply under section 3. It is charged the same way as section 3 (on completion for a one-time job, monthly for an ongoing contract) and applies for the full duration of the relationship: every month and every renewal or extension of any contract that began, or was agreed, within the two years, for as long as you keep working for that Introduced Party under it, even after the two years have ended.
You agree to report any such work, renewal, extension, renegotiation, or new contract to ThreeBids within 14 days of agreeing to it, including the agreed price and term, so the fee can be calculated. A change order to a contract awarded through ThreeBids is submitted on ThreeBids and billed as section 3 describes. ThreeBids may rely on the requester's records if you do not report.
5. Payment
Success fee invoices, including each monthly invoice for an ongoing contract, are due within 14 days of the invoice date. You authorize ThreeBids to charge the payment method on file for your account for any amount due under these Terms. If no payment method is on file, we will email an invoice.
Amounts not paid when due accrue interest at 1.5% per month, or the maximum rate permitted by law if lower, from the due date until paid. You agree to pay the reasonable costs of collection, including reasonable attorney's fees and court costs, for any amount we must pursue.
6. Suspension and termination
ThreeBids may suspend or terminate your vendor account at any time for non-payment of any amount due, for breach of these Terms, or for conduct that in our judgment harms requesters or the platform. Suspension or termination does not cancel any fee already owed. Sections 3, 4, 5, 7, and 8 survive termination of your account.
7. Records and evidence
ThreeBids keeps an electronic record of each acceptance of these Terms and of each quote confirmation, including the statement shown to you, the version of these Terms, the date and time, and the network address and browser from which you accepted. You agree that these records are accurate and admissible as evidence of your agreement and of the amounts you owe.
8. Governing law and venue
These Terms are governed by the laws of the State of Florida, without regard to its conflict of laws rules. Any dispute arising from these Terms will be brought exclusively in the state courts located in Hillsborough County, Florida, and you consent to the jurisdiction of those courts. Either party may bring a claim in small claims court where the amount in dispute qualifies.
9. Changes to these Terms
We may update these Terms. A new version takes effect for quotes you submit after you accept it. Jobs already awarded keep the version you accepted when you submitted that quote. We will ask you to accept the new version the next time you sign in.
10. Other terms
ThreeBids is a platform that connects requesters and vendors. We are not a party to the contract between you and a requester, we do not guarantee any amount of work, and we are not responsible for a requester's payment to you. If any part of these Terms is found unenforceable, the rest remains in effect. These Terms are the entire agreement between you and ThreeBids about their subject matter.
